We perform a search and provide an abstract of building department records to determine occupancy. We try and locate any certificate(s) of occupancy on file, the report also includes any alteration(s) filed subsequent to certificate that either change or propose to change legal use. In NYC the legal use of a parcel is determined by the Department of Buildings and the certificate of occupancy, there are many circumstances in which parcel does not have a certificate issued, buildings constructed prior to 1938 did not require a Certificate of occupancy under  NYC building code.

If no certificate is found we will report any building permits which may reveal the time a structure was either built and or altered. If no building plans are available we will try and determine if the building(s) were constructed prior to 1938 by using historical maps and use any pertinent information available that the building department accepts as proof of use & occupancy.
